Squatters’ rights, also known as adverse possession, is a rule that can change who owns property. This rule has caused a lot of nasty surprises for property owners, letting people staying on land they don’t own become the legal owners.
1) Hook up a video doorbell and put security cameras across your property as a deterrent. You can also install an alarm system to detect and report intruders. Check into the property frequently. A squatter is more likely to choose a home that’s left unmonitored.
2) If the squatters are paying the property taxes, they could also make a legal case of ownership of the property, so make sure you stay up to date on tax payments. 3) Finally, invest in landlord’s insurance to cover damage to the home while squatters are living there or if they damage the property before they leave.
In California, someone can claim they own your property if they live there for five years and pay the property taxes. This means if you don’t check on your property, you might find someone else living there, and the law might not be on your side.
In Oregon, ten years is enough for new people to take over unwatched land. There are even tales of communities forming in forgotten woodlands, then successfully claiming rights to the land.
In Nevada, it takes 15 years for a squatter’s dream to potentially become reality. There are tales of ghost towns being claimed by new people, who, unbeknownst to the landowner, took up residence in these abandoned areas and then claimed the land is theirs.
